What is iMulk's role in a sale?
iMulk is a marketplace and brokerage. It publishes verified listings, relays offers and messages between parties who remain anonymous to each other, and carries the transaction through viewing, legal review and signing. It does not own the land and is not a party to the sale contract between buyer and seller.
Who may list land?
The owner of the plot, or an agent or brokerage authorised to act for them. Submitting a listing is a statement that you hold that right. Listings are reviewed before publication, and ownership documents are checked by a licensed attorney where the transaction requires it.
Is a verified listing a guarantee?
Verification means the platform has reviewed the submission and its documents. It is not a survey, a valuation or a warranty of title. Buyers are expected to carry out their own due diligence before completing; the legal review step supports that rather than replacing it.
How does an offer work?
An offer made through the platform records both sides internally but is presented to the other party without identifying you. Offers may be accepted, countered or declined. An accepted offer moves the plot into a transaction; it does not by itself transfer any interest in land, which happens only through the signed deed.
How is commission charged?
By agreement, settled before a listing is published, rather than as a fixed public rate. Terms depend on the plot and on the brokerage arrangement in place.
What is not allowed?
Listing land you have no right to sell; misrepresenting a plot's area, boundaries, access or status; attempting to identify the other party, or to move a negotiation off the platform in order to avoid the agreed commission; and any use that interferes with the service or with other users.
Can a listing or account be removed?
Yes. A listing that is inaccurate, unverifiable or in breach of these terms can be withdrawn, and an account can be suspended. Where a transaction is already under way, the platform will act so far as it can without prejudicing the other party's position.
Which law applies?
The laws of the Kurdistan Region of Iraq, where iMulk operates from Erbil.
